Garage Conversion FAQs for Blackpool & the Fylde
How long does a garage conversion take in Blackpool?
A single garage is usually two to three weeks from first day to handover, because the walls, floor and roof are already there. Blocking up the door opening, insulating, damp proofing and levelling the floor is the bulk of it, then plastering and finishing. You get the programme in the written quote before we start.
Do I need planning permission to convert a garage in Blackpool or Wyre?
Converting a garage within the existing footprint is normally permitted development, so no application to Blackpool, Wyre or Fylde council is needed. It does have to meet building regulations for insulation, damp, ventilation and fire, and we notify and manage that side. If your property is on a newer estate we check for a covenant requiring off street parking, which is the one thing that catches Fylde homeowners out.
Will the room be damp or cold once it is converted?
Not if the floor and walls are done properly, and this is where cheap conversions fail. Garage floors sit lower than the house and often have no damp proof membrane, so we level and damp proof before anything else goes down. On exposed coastal plots around Blackpool and Cleveleys the external wall gets insulated to current regulations, not to whatever the garage was built to.
Can you keep the garage door look from the street?
Yes. Some homeowners want a window and brickwork matched to the house, others want a dummy door or panel so the frontage looks unchanged. We match brick and render as closely as the original allows and tell you honestly at the survey how good a match you will get.
